Valuation Report

This is a limited inspection of a property often required by banks and building societies to assess the suitability of the property for mortgage lending purposes. It deals with the value of the property in its present condition. It will not report in detail on condition or disrepair unless either is so severe that they may significantly affect the value or saleability. A valuation report is ideal if you need guidance on the value of the property or confirmation as to whether you are paying the right price. If you are concerned about the condition of the property, this is not the report for you!

Property Condition Report and Valuation

This is our most popular report. A detailed inspection and report designed to give the home buyer information on the property’s condition in a user-friendly format. The report also includes a valuation and an energy performance assessment. Important features of the PCR include:

  • Identification of significant and urgent repairs and maintenance.
  • A summary of defects rated from serious to routine maintenance.
  • Any essential further investigations.
  • A list of matters that your legal advisors should check.
  • Clear and concise advice on market value and matters that may have an effect if you sell the property in the future.

This report is suitable for most properties, but not those which are of unusual construction or are very old or large.

Building Survey

Commonly referred to as a structural survey, this is our most comprehensive survey product. This survey is particularly suited to large, old or unusual properties and can be tailored to the needs of the client and type of building.
The main features are:

  • Comprehensive inspection
  • Detailed report
  • Focus on structure and condition
  • Technical analysis
  • Schedule of maintenance and repair
  • Emphasis on priority
  • Photography

Additional investigations can be incorporated within the report, such as testing of services including drains, electrics, plumbing and heating.

Energy Performance Certificates

Energy Performance Certificates can be produced by qualified Home Inspectors and Domestic Energy Assessors.

A Home Information Pack will be provided to prospective buyers when a property is marketed. A mandatory part of the Home Information Pack is the Energy Performance Certificate (EPC) which provides information on the energy efficiency, heating costs and carbon emissions of the property.

RICS Homebuyer Report & Valuation

This is a standard report format developed by The Royal Institution of Chartered Surveyors (RICS) and is used by most surveyors. It assists clients to:

  • make an informed judgement on whether or not to proceed
  • decide whether or not property is a reasonable purchase at agreed price
  • assess urgent and significant matters before exchanging contracts

Like the Property Condition Report and Valuation, this is a mid range survey suitable for most property types that are in reasonable condition and are built post 1900. It identified areas of concern but contains more detailed advice about the cause of defects and the required repairs than contained in the Property Condition Report and Valuation.

Home Condition Report

This is a survey undertaken on your own home prior to marketing for inclusion in the Home Information Pack. Its benefits are that you can use it to show potential purchasers that your property is free from significant problems. If any defects are discovered in the survey, you will have the opportunity to either put them right yourself or alternatively include quotations for the required repairs in the pack. This prevents purchasers discovering defects at a late stage in the transaction and either renegotiating or potentially pulling out.
