My Move Conveyancing will provide you with all the guidance you need to make your move as easy as possible. To help you get started here are 3 guides to buying a house, selling a house and remortgaging giving you a step by step commentary on the moving process.

STAGE 1

Contact the seller’s conveyancer to obtain and check: - the title of the property - proposed contract with the seller

Make Local Authority and any other necessary searches and check results

Receive Mortgage instructions from your lender Prepare all documentation for your signature and report to you

Arrange a detailed survey

Arrange Buildings insurance

Arrange life cover

Raise any planning concerns with the council

Lodge deposit with your conveyancer (normally on a purchase only)

Ensure that all necessary papers are signed and returned to mortgage lender

Investigate removal companies

Carry out a valuation survey of the property

Check that you are eligible for the mortgage

Send your conveyancer the mortgage offer and instruct them to check: -the title deeds of the property -the proposed contract with the seller - Local Authority and any other necessary searches - that all mortgage conditions can be satisfied

STAGE 2

Contracts are exchanged Deposit handed over

Put buildings insurance and life cover on risk

EXCHANGE

STAGE 3

Prepare Completion Statement Conduct final searches Request mortgage funds from your lender

Confirm removal company booking Book utilities connections Agree arrangements for hand over of keys with agents Notify change of address to: banks, building societies, credit card companies, insurance companies, DVLA, doctors, dentists, Post Office etc

Mortgage funds paid to conveyancer

STAGE 4

Hand over purchase monies to seller’s conveyancers Receive title documents from seller’s conveyancers

Collect Keys MOVE IN

COMPLETION

STAGE 5

 

Pay any stamp duty Register your ownership with the Land Registry Deal with storage of deeds

A Guide to Selling a house

 

The Conveyancing Team Will:

Whilst you need to:

Stage 1

Retrieve your Title Deeds Prepare, issue and negotiate a contract with your buyers conveyancer.

Reply to any enquiries raised by your buyer’s conveyancer Send Contract to you for signature

Check redemption figures on your mortgage

Confirm completion date

Complete Property information Form and fixtures list and return to your conveyancer

Arrange to leave keys with Estate Agent to allow buyer’s surveyor access

Investigate removal company

Return signed contract to your conveyancer

Stage 2

Exchange Contracts Buyer’s deposit received

 

Stage 3

Request final settlement figures from your lender

Organise final accounts and prepare completion statement

Approve Deeds of Transfer (legal change of ownership document) and send to you for signature.

Agree arrangement for hand-over of keys

Book the removal company

Ensure signed transfer Deed is returned to your conveyancer prior to completion.

Stage 4

Pay off any outstanding mortgage

Request or pass balance for funds to you

Pay Estate Agent

MOVE OUT

Stage 5

Re-assign life assurance policies if applicable

Pass Deeds to your buyer’s solicitors

A Guide to remortgaging your house

 

The Conveyancing Team will:

Whilst you need to:

Your Mortgage Lender will:

Stage 1

Retrieve your title documents

Check the documents

Make Local Authority (if applicable) and any other necessary searches and check results

Receive Mortgage Instructions from your lender and check to ensure that all mortgage conditions can be satisfied

Prepare all documentation for your signature and report to you

Check redemption figures on your existing mortgage

Confirm completion date to client and lender

Submit request for mortgage funds

Complete questionnaire and send to us together with your identification

Ensure that all necessary papers are signed and returned to mortgage lender and conveyancers

Carry out a valuation survey of the property

Check that you are eligible for the proposed loan

Send your conveyancer the mortgage offer and instruct them to check
- the title Deeds of the property
- that all mortgage conditions in the offer can be satisfied
- Local Authority (in some cases) and any other necessary searches

Mortgage funds paid to conveyancer

Stage 2

 

Pay off any outstanding
mortgage

Pass any surplus funds to you

COMPLETION

Stage 3

Register new charge with the Land Registry and removal redeemed charges

Deal with storage of Deeds
