Contact the seller’s conveyancer to obtain and check: - the title of the property - proposed contract with the seller Make Local Authority and any other necessary searches and check results Receive Mortgage instructions from your lender Prepare all documentation for your signature and report to you |
Arrange a detailed survey Arrange Buildings insurance Arrange life cover Raise any planning concerns with the council Lodge deposit with your conveyancer (normally on a purchase only) Ensure that all necessary papers are signed and returned to mortgage lender Investigate removal companies |
Carry out a valuation survey of the property Check that you are eligible for the mortgage Send your conveyancer the mortgage offer and instruct them to check: -the title deeds of the property -the proposed contract with the seller - Local Authority and any other necessary searches - that all mortgage conditions can be satisfied |

A Guide to Selling a house
|

Stage 1 |
Retrieve your Title Deeds Prepare, issue and negotiate a contract with your buyers conveyancer. Reply to any enquiries raised by your buyer’s conveyancer Send Contract to you for signature Check redemption figures on your mortgage Confirm completion date |
Complete Property information Form and fixtures list and return to your conveyancer Arrange to leave keys with Estate Agent to allow buyer’s surveyor access Investigate removal company Return signed contract to your conveyancer |

Exchange Contracts Buyer’s deposit received |

Request final settlement figures from your lender Organise final accounts and prepare completion statement Approve Deeds of Transfer (legal change of ownership document) and send to you for signature. |
